Know one knows when the housing downturn will finally hit bottom. But if you’re looking to buy a home now and plan to stay in it for a while – there are plenty of bargains to be had on a foreclosed property. Banks usually list these home up to 20% below market value. That does not mean that the list price is the actual selling price. Often times in the California Bay Area, these low prices create a bidding war. The home ends up actually selling at market value. It is important for a home buyer or investor to have professional guidance.

1) Financing first!

Get preapproved for a mortgage before you start shopping for homes. It is critical when you’re shopping for a foreclosed home. The best values will have many lockers so it is important that you look good on paper. It’s like submitting a resume. Most lender who own foreclosed property will not even look at your offer unless you are pre approved for a loan. for a list of preferred lenders in Fremont Ca or surrounding Bay Area cities, e-mail me Info@Bayarea-Homes.com

2) Find the right Real Estate Broker

Choose a knowledgeable Broker from the area you are searching. Some years of experience will be beneficial. Check the reference and make sure that you can communicate with the broker. My testimonials

3) Find the property.

Just because a home is owned by the bank does not mean it is a bargain. Make sure your broker does the research and provides you with a list of comparable sales in the area. Visit my web site at http://www.BayArea-Homes.com to search for homes in Fremont California and surrounding cities in the Bay Area and beyond.

If you would like to see only foreclosed properties, the site will provide a link. Listing Alert is a service that will e-mail you lists of foreclosed properties as they come on the market. to sign up, call me at 510-793-1700 or e-mail Info@BayArea-Homes.com

4) Get the home inspected

Foreclosed properties are usually sold as is. so make sure you know what as is is! For a list of recommended inspectors in Fremont California or surrounding cities in the Bay Area, e-mail me at Info@Bayarea-Homes.com

Purchasing Real Estate is most likely the largest investment you will ever make. Especially in the California Bay Area including the East Bay. As 30 year Real Estate veteran in Fremont and the Bay Area, I recommend that most important things in making the investment decision is in choosing your Realtor.

Be sure to find a real estate broker you feel comfortable with. If you don’t feel you can ask questions, you have the wrong person. Your REALTOR should show you research to back up any recommendations. This includes information about recent sales, current listings, and recently expired listings in the neighborhood whether or not you are buying or selling real estate.

Don’t forget to ask for references from the REALTOR. After all, you are the boss and it’s up to you who you hire as the agent. He or she should be willing to give you names of previous clients.

Above all, make sure the agent tell you the straight scoop not what he/she thinks you want to hear. Honesty is the best policy. Make sure that the REALTOR is local. whether you are purchasing a home in the Bay Area or Fremont California, make sure the agent is local to the area.
